I'm getting spammed with emails and starting to feel intimidated.
It's not because you can't access it, that it has no pedastrian access. Other People have access to it, and that is good enough. If it meets other criteria, then it is a valid portal.
"No pedestrian access" does not mean that it has to be accessable to the public. It means that no one is able to reach the portal safely.
Niantic have already clarified their position on things like this

A70: Not all Portals need to be accessible to all Agents at all times. Think of it as an opportunity to make new friend.
I'm assuming the portal is inside that building? People who work there can walk there, so they have pedestrian access.
Thats the point, not everyone has to be able to get at it.

I'm not sure what zebra strips have to do with safe access if there is no road. Where exactly is the portal located?
"Common sense" dictates that any business has "safe pedestrian access", or else neither workers nor customers could arrive safely. So the lack of "zebra stripes" or other demarcated crosswalks or pathways is, to Niantic, also irrelevant.
Things which are just placed to be gawked at by passersby (statues, fountains, etc) can potentially be placed where people can't safely walk to through traffic, so yes do keep your eyes out for safe access for those. But a business? Suggesting it's unsafe is laughable.
Go to your profile, select preferences and adjust your notification preferences, by default its set to annoyingly send you updates and emails on most things if you start a thread. Unchecking them is the easist way to stop the spam
