Ingress map and xm tiles randomly do not load

For a while now I've been experiencing problem where if I play in some new area, Ingress randomly doesn't load map and xm tiles but portals, links and fields load just fine.
To try to troubleshoot and fix this problem I tried the following:
Restarting the game
Logging out of the game
Deleting game cache
Deleting game data
Uninstalling and reinstalling the game
Rebooting the phone
Connecting to WiFi
All these things in any and every combinations I could think of sometimes fixes the problem, but not always and not consistently.
It is extremely frustrating when trying to do missions and don't see the streets to orient where to go.
I'm running stock Samsung S20FE with Android 11 and this problem have been going on over multiple versions of the game.

I'm having this same problem, also in HPWU so it must be something in the shared map code. OnePlus 8T+ 5G with Android 11. Map tiles around my home (with wifi) load fine but it's hit or miss elsewhere, mostly miss.

I noticed that if I **** the game, connect to WiFi and then restart the game, most of the time it loads map and xm tiles.
This might work in a dense city with public WiFi, but these are still pretty rare.
I'm on T-Mobile.
Please address this problem.
Just updated to 2.79.1 and the problem still exist exactly the same way.

No...what you are seeing is a deleted portal. Unrelated to this issue.
Just upgraded to 2.80.1 and the bug still exist.
could be something with phone,, not sure what.. can u try other phone ?
Don't have another phone to try.
Recently my friend with iPhone experienced the same problem while we were playing togather. But once they reloaded the game, map and xm tiles loaded for them.
Just upgraded to 2.81.2 and the bug still exist.

Something is definitely going wrong with the mapping overlay for people to cause what your seeing @Mxx id love to even get that far on 2.82.1 but i have a different issue where i dont even see the portals or map when loaded.
no, re-read my post - especially the part where the roads are also missing from the map, not just the portal.
I am aware the portal has just been removed from the game, but the missing roads is a separate issue, that seems related to this one.
Upgraded to 2.84.1 and the bug still exist.
Upgraded to 2.86.1 and the bug STILL exist.
